Some background:We live in Louisville, Kentucky, where we're "luxury househacking," a term I picked up on a recent BP podcast: we live in the main house -- first two floors -- of a big 1887 home and Airbnb the third floor guest suite and the carriage house.

I prefer luxury vinyl over carpet because carpet will get dirty and need to be replaced every few years whereas vinyl will continue to look good for much longer.From my experience, granite isn't much more expensive than cheaper alternatives and it's appealing to tenants and lasts longer.

Keep luxury options at a minimum & make certain you justify the need for a crew cab truck vs a ext. cab.

Lodging is not cheap here by any means so the demand is there.What property mgt co have you used here?

Does anyone know of a good luxury resort syndication where the investor gets to stay at the properties in the portfolio?
