Conducting business isn't always black or white, there are many grey areas that might be technical violations and the business owner needs to weight that as a business decision, just like speeding in your car, weigh the risks and rewards, and ask yourself if you'd be the other guy. :)                  

When all three approaches to value have been completed, then they are weighted as to which more closely reflects the type of value to be estimated.

Does anyone else use this as a signal when evaluating a farm area, and if so, how much weight do you give it?

If you've got a sagging floor and you add more weight to it (with a leveling compound for example), you're likely to force it sag more.My suggestion is that, if it's not noticeable, sell it as is.

Unfortunately, it's quite common to run into Property Management companies that don't pull their weight, especially in the Condo Association space.

Cash flow is tight, taxes skyrocketing and now you can't get rid of the dead weight.  

Gotta get off of the computer screen and put your feet in a mess of a property to really feel the stress, anxiety, and weight of the work, money, and risk that it takes to successfully pull that off.

At what point would a potential investor be turned off if the compensation is too heavily weighted at the beginning?
