If the basement is 50% + 1 inch below grade it is not counted in the floor area ratio total. 

This may turn out to be a "give an inch take a mile" scenario.

They're also a pain for tall people.

I think you're right, even if finding partners as a new investor sounds like a tall order.

I mean the only difference is that the bedrooms are a couple inches larger.Also, will it make any difference that the MH main entrance will be on a side and not facing the Main Street??

If it's possible to alter the grade of the land or improve the drainage, and the house only got an inch or so of water in it, that house may escape flood damage next time. 

Since you mentioned house-hacking, Houston has quite a few tall modern homes in the city.

They are a combination of roof pitch, dormer count and sizes , covered porch square footage, attached garage, 16 inch eaves, 2x6 construction, driveway with sidewalk leading to front door and more.

So properties that are in poor shape, tall grass, bordered up in a great neighborhood that have the comps to back up the ARV.
