Some will assume it is a scam.

You are scaring them off, they may think it is a set up/scam.

The one out of OH is suppose to be a scam but the one in CT is suppose to be a legitimate business and it's BBB accredited with a A+ and no complaints(HERE). 

I've been scammed and they took money from my credit card for a cancelled order.

I don't need my grandkids being kidnapped or family scammed.

I know, I should get another life.....LOL If you can suggest a better way to ensure those starting off get better advice and are not mislead or worse, scammed, I'm all ears.

BP,So I saw a show yesterday about 1031 scams where the owner would use the 1031 escrow money for personal use.  

She sold it to Shinn who was a bit of a scam artist. 

That law, and many others like it, is meant to protect owners in foreclosure from falling prey to scam sub2's and such where the "buyer" has no intent of making the owner's payments, kicks them out and collects rent while the owner gets foreclosed on, and no longer has any control over their property.
