@Dave Foster I never realized that you could minimize risk by moving all of your equity into an asset with strong value add upside instead of keeping the majority of your equity in an asset that you've already achieved significant gains on and thus little upside and moving only a small amount of equity (through a refi) into a property with a lot of upside potential.
