If we assume we're looking at recession over the next year or two, the first thing to typically dry up is peoples discretionary budget so trips to Disney get postponed or cancelled altogether.Therefore, from a planning perspective, if the STR market dries up or slows WAY down like it is in other markets, it would seem to be to be an easier thing to potentially shift to long term rental for a year or two if you were renting out a 4 or 5 bed home, versus trying to LTR in a 10+ bed home.I'm just looking at this from a strategic perspective and trying to play this as smart as I can.

With higher interest rates I can't see the demand staying high...combine that with some layoffs, people not working from home, credit increasing, savings decreasing, these retail investors taking a huge L in the stock market/crypto and the demand has got to dry up a good bit, or a lot bit in some "overpriced markets" - florida, smokies, austin, bay area etc.

This is why most either fail, or never make as much profit as they could/should.A book on basic business accounting would be a good start......but those are so dry, and most contractors brains are wired differently, that's what makes them good at what they do.....

But I hope I get proved wrong 😂I'm going to get the HEPA filter and bag for my shop vac - wear all the PPE when continuing to demo the garage, maybe hire someone to do it - and get a dry fogger to spray the heck out of the house and the garage.

For a whole house rental we leave a box of trash bags under the sink, a backup paper towel roll, 3-4 rolls of TP per bathroom, full jugs of shampoo/conditioner, and basic cleaning supplies.
