I agree there's risk of market crashing and tenant destroying, but as long as you're doing a reasonable volume of these I think the numbers would average out to the above.

I don't think we are anything special on the ownership side... and we have owned everything from mid west war zones to brand new construction rentals.. the only issues we have had with tenants is NON paying of rent.. so UD in Oregon... eviction process in other states.. and haggles over security deposits.. and chasing tenants for destroying our properties.. where this stuff becomes real though is in our new construction business.. there we have very good insurance ... 10 years worth after we are done.. and its expensive.. but if we run into the next LP claims we have millions in insurance coverage to fight those claims and pay for them..
