NEXT issue is this many people sharing bathrooms and kitchens,,are they gonna get along,clean up behind?

And then some other bank gets to come in and clean up the profits when they buy the bank back from the taxpayer again.To me, a house that hasn't made payments in 90 days, should be every bit the negative mark on the bank as a house that they've foreclosed on and are trying to sell.

How they keep their current home is how they'll keep yours you'll be surprised at the amount of people that don't even clean up even when they know you are coming over.

I think it was @Al Williamson that I heard this great idea from...have $100 in cash or however much you care to part with to make it worth your while and give your tenant an incentive to clean up and keep the place clean.

I think I would keep the rent coming in while I planned for cleanup of the property.  

When you are collecting the rent, or are demanding they clean up or pay for damage you have your landlord hat on.

What it does indicate is that homes are still selling and that the inventories that were swelled with REO (bank-owned properties) and short sales are being depleted.

So I was thinking I could clean up this park, move my rentals add some more homes and increase the monthly lot rent.

Ours returns the security in 30 days--which gives us time to clean up and find damage that's not as obvious on the initial walk-through.
