Being a college student and not the best full time job history and income history I've got denied multiple times for a refinance on my property, wondering what your thoughts are for using a private loan and possible finding one through BP is?

i'm getting ready to purchase my first rental property but I'm running into some issues, I own a home ( I live in) which has 100,000 in equity and I will like to use that money for down payment or just buy a property straight up but i got denied the equity loan because of a harp modification, I've only tried two lenders and one said my credit is not good enough and the other said the HARP Mod, at this point not sure what to do, I don't have the money for a down payment right now unless i get approved for a equity loan, being new to real estate investing I'm hoping I can get some advise on who will approve me being that there is 100's of lending companies, or how i can get a some money for a down payment, any help/advise will help.

However, when I went to apply for a HELOC at my local credit union for $100,000 they denied me saying my "debt to income was too high".

As far the part about MKE and the "most segregated city in the country" (which has been tossed around literally for at least 20 years now and which I don't deny, although I'd like to see the metrics on these studies, since anyone who's taken a college stats class knows how easy it is to manipulate the outcome based on what you want to get for an outcome) but that one REALLY bothers me, as while I don't by any means deny we still have racist beliefs here among some people, I also see people, not just white and black, but of all backgrounds also getting along just fine and have certainly heard of cities where I think the entrenched racism goes much deeper than here.

I spoke with my company's general counsel after my post and he mentioned two benefits of the LLC that resonated best with me (1) insurance companies can find reasons to deny claims (2) the catastrophic claim we mentioned above.
