@Steve Lundy also note that the 1% rule of thumb, the 8 x gross rent rule of thumb, and the gross rent yield rule if thumb are all doing equivalent math and giving different conflicting screening rules.

At the same time it might be someone who has done their work and might want to partner with you that has a lot to offer you will never know until you go more in detail with the person that messaged you and you screen them.

A common complaint I hear is how they feel like there property is treated as just a number or they didn't properly screen tenants and/or monitor the property and now they have to repair a trashed rental squeezing all the profits they hoped to gain.
