Cost of furnishings - luckily in our market the majority of properties come fully turnkey meaning, I write my contracts like so: Personal Property included with the sale, any furniture, décor, lamps, kitchen and household wares, linens, electronics, appliances, all patio and deck furniture, fire pits, hot tubs, rugs, currently located at the residence at no additional value.

I tried in Houston area and was getting quote from clayton homes for around 110K for 1500-1600 SQFT home (pretty nice looking,3/2 w/ front entry and deck on the back) plus  25k for installation (and beautification) .

We hired out the new electrical service, wiring, drain drop,and stove pipe replacement, and did the new kitchenette, floor sanding, new deck, and paint ourselves.The Tiny Tipsy Cabin is currently rented on Airbnb with hundreds of reviews and a 4.8 star rating, and net income is about $3,000 a month before accounting for debt service.This one was a fun negotiation to close- it was a MLS deal, with us in second buyer position.

The inspector missed improper deck flashing and studs missing (not like they weren't installed, they are half gone from rot) in an exposed basement wall and now they're paying a few grand to fix it.

You should pick comps based on the numbers (sq footage, beds, baths, #fireplaces, deck, #garage stalls)Stay within +/- 800 sf. and then adjust for $25 per sq ft difference for any above ground sf.
