I used to have a paper version but this has helped a lot since I can change content pretty quickly6- The remaining is communication with the guest which is vital, I have it automated through lodgix but that is a vacation rental management system that I tapped into through VRBO and Airbnb.

After tech-ing it up to automate the process, it took 6 months (pre-pandemic) to break even on all costs/mortgage payments aside from the initial down payment. 18 months in, it's t's already up $90k.

@Tom KellyYou need to be more specific about what problem you are trying to solve that hasn't been done millions of times by banks.I agree with @Jon Holdman that the instrument you should be using is the Note and Deed of Trust or a Mortgage.

I was a little skeptical since the market I'm currently investing in is a smaller town (Sherman, TX) and has less comps and robust sales data for most automated appraisals to work accurately.
