Hi guys,I just closed on my second property.

I will continue to tweak my plans and eventually find a nice niche that fits my investing style.   

Depending on the complexity of the deal, you can have a few revisions, negotiations to the contract.To me, the focus of the calls is to gauge whether or not the seller is motivated to sell, and if it fits into my buy box, and the price fits my return criteria.

Here's my best stab at those questions.1) I would definitely recommend wholesaling where you live, at least to start.

My LLC did not come into play at all.
