I feel as if I am blindly reaching out to investors,  many of which manage their own properties.

As the saying goes: "None are so blind as will not see."

Scope includes installing six GFCIs, snaking three drains, replacing a shower valve cartridge, very minor drywall patching, small waterproofing patchwork in the basement/front porch, realigning a few doors, replacing a kitchen sink drain assembly, installing blinds, and a handful of other minor items.

You can learn and talk RE your entire life, but none of it counts until you take action.On the flip side….Do not get blinded and take any crap deal that comes your way just to get in.

Alternately, you could do this in another lender friendly state, but you're really flying blind here and likely well beyond your skill set.

That is not blind trust, but based on a 50+ year relationship.I would have found it hard to partner with my dad.

my classic was the tenant complaining of mold around the windows.. go and check it out and they haveand they have ruined the blinds and put up foil and plastic and so you had all this moisture  and when the mold started they were scrubbing it and ended up ruining the sheet rock try to rub the mold out..
