Can't go wrong with Zoho CRM for Real Estate if you want to automate your business and create tasks, workflows that just get the job done. 

Managing schedules, workflow management, ordering supplies in time, supervising the subs (who'll want to cut corners without a GC they feel loyal/beholden to), design decisions, permits, etc.  

I think one issue is the price I'm offering is a commercial valuation where as most sellers seem to want a retail price.My workflow has been a bit different from yours though it's relatively similar:Decide investing area - home market, easy decisionObtain list of all multifamily properties in target counties via GIS data pull and/or contacting the tax assessors office and asking for the listFilter list with Excel magic to take out all properties owned by companies, recently sold, and other attributes that disqualify them from my criteriaConsolidate list and google map/streetview each property - type notes in an excel field for future reference.

I've heard many people say they use Podio to manage their workflow.

What I'd like to find out is how you have setup the workflows to work for you in tracking all of these things and keeping you organized and on track.

They manage all of the subcontractors completing all of the work and handle all of the workflow issues that come up regarding that particular project. 

All the tools are there; it's up to you to set it up the way that best reflects your workflow.

And if they do do those agents work with the investor agents or do you have access to them as mentors or coaches Do they allow you to buy or sell a personal home with discounts.Do they support remote / mobile platform work flows.
