If you have woodworkers in your area who want maple slabs you may be able to sell the trunk in pieces for some worthwhile money.Maybe try fishing in the woodworking forums, (will be cutting old maple on x/x/xxxx open to all offers for the wood) plus a pic of the tree and one of it's green leaves.Some of these guys will drive quite a way to get their precious slabs (which the turn into bars and tables and etc, and sell to well off people as custom made furniture).They like parts best where limbs grow out of the trunk (the grain is different).I've not done this, but I have seen it done.Good Luck!

I would go off what the report states, if it calls for the wood work (get a quote from a handyman/contractor) the prices are a lot cheaper for that stuff.

Paint throughout, new light fixtures, and improving or adding wood work like trim, crown molding, or ship lap to a wall go a long way.

We can handle a lot more inventory if sellers ever come out of the wood work.

When demand is high, people come out of the woodwork and claim they know what they're doing only to bail after it's clear they didn't manage the job.
