I didn't take vacations and worked 12 hours a day, sometimes 7 days a week.  

One week before closing the lender decided that I had not owned the property long enough.

That does not even include the one or two deals that happen daily or weekly between realtors who know the buyer/seller and make a deal happen as almost an off-market deal.

This could take 2-3 weeks to get done since the seller is out of the country. 

He helped me out, made an offer & we had it locked up in 2 days, closed in 3 weeks.

Not bad, but a lot of work and hard to find a specific expense if I can't remember it when I'm categorizing the expense a week later in RH or something.  

As best as I can tell on both sites, the algorithm looks something like this:Cheapest price>least restrictions (cancellation, # of days minimum, etc)>Premier/Super host>Review Scores>Most discounts (weekly, last minute, etc)>Regular revisions

I'm in your market (4 Corners) and we've got Thanksgiving & the Christmas/New Years weeks booked but a big gap in between them, whereas we're usually filled up from the beginning of November on.

VRBO collects state tax for our little cabin but they don't collect the county hotel occupancy tax and I didn't realize it until this week.      

Only 1 property in 6 weeks was sent to me that was above 8%.
