But you do need to  ask up front if they make constructions loans to builder developers.. some banks simply dont make those loans but I pretty much guarantee there are banks in every market of size doing these loans other wise you would have no new construction going at all.. it can be done and you have enough size and velocity..

I was talking with someone yesterday from BP that wanted to use a $50,000 HELOC to pay down his mortgage, velocity banking, but is losing money in most of his investments and money is tight personally.

@Greg LyonsIt sounds like the concept that’s commonly referred to as “Velocity Banking’…if you do an internet search of that term, there is a lot of material (both in favor and opposed to the strategy).

More start up time initially, but their systems are now automated so not as much time operating it.I personally bought out of state, but my velocity of money would have been quicker had I purchased in bay area at the time I bought last year and leveraged the greater increase in appreciation to buy another property.
