I think keeping it simple but nice is best.

When you find good ones, try to always keep them busy. 

Tourism keeps short-term rentals booked, while long-term rentals offer solid returns at a lower price point with steady demand.

I would keep the deposit unless I am able to rebook the dates and then I would only make her pay the difference for any unbooked nights.

Don't split the work between multiple contractors if possible, finding one to do all or most of the work will keep prices down.Challenges were finding replacement pieces for certain items as manufactured homes were very different than stick built as well as going through state guidelines for affixing the house to the land

What's funny is most of my sec 8 tenants keep the places nicer than my cash tenants.
