So, I'd like to get ahead of the game and start working up a plan and a strong argument for it which I can use when the time comes. 

My future game plan is looking to buy a condo with 50% down payment and pay it off within 3 years.

I'd have to guess that it varies from person to person.

When you are new to the game, agents, wholesalers, other investors, and even you can push you around.

That's their whole game!

I assume if one wanted to 1031 for "rinse and repeat" you'd also be game for that as well. 

But it's in your interests to make sure the property value makes sense and the borrower has skin in the game.

@Chris,Interesting points but I don't look for FHA or Fannie/Freddie loans as my income varies quite a bit and I deal mainly in commercial properties so I'm usually getting a commercial loan that originates from a bank or credit union.

I don't think anyone has ever said anything about sheets, towels, Keurigs, wifi speed, tv stations, pack-n-plays, the games in the game room, the upgraded appliances, etc.
