I understand it will require a leap of faith on your part but [look into his eyes here from half a foot distance, and grab his shoulder and rub it uncomfortably and squeeze his muscle tightly and say] if you stick with me, I promise you I will become a relentless force in the investing world and we WILL make money.. ... while for the next 4 seconds (FOUR, not 3, not 5, but 4) you keep staring into his eyes (from half a foot apart), noses almost touching.It worked for me Do this.

Based on your strategy of buy and hold, I'd certainly focus on the property management side of things as it's the toughest part of the business.My second choice (if you were going to flip at all and manage your own rehabs) would be something construction related.I routinely beat my competition on deals, profits, etc strictly because I'm a licensed GC and know the condition and numbers better than they do.

They jack up other fees And they routinely skip checking for “unrecorded liens” such as code violations, utilities, etc and Rxclude them from coverage in the B Rxvludions.

@RyanDavis thank you for your fast response.I’ve never done this before and I do feel little uncomfortable reaching out to the family.But I’m only doing it because I know that they are ready to sell, the lady died in December, they already did some cleanup and the village inspection, so they are definitely ready it seems
