Your true return has to be risk adjusted.  

A simulator/game could really help with that.

That being said real estate investing is typically a long game and with just 2 years under your belt you’ve just started.

The truth is, they will keep playing games and milk you for every penny they can, then they will leave the house a mess and cost more with cleaning, repairs, and vacancy.
