Battery replacement is paid back over the life of the unit (even at $2 per change) and guests or residents are less likely to tamper with alarms if they aren't chirping at them.

Before signing a contract with the tenant request a Proof of Funds if they are paying cash or a pre-approval if they are going to get financing.

I usually ask for some form the rent roll/rent ledger showing payment history and some form of proof of payment (I'm a bit paranoid) for the last two months (deposit receipts, bank statements, online receipts for payments made online rent portals, etc.)
