If you can't get the tenant to pay up, save the repair receipt and deduct it from tenant security deposit.Bad tempered tenants and their partners, friends are the worst, so you have my sympathy!

You want to take their thinking away from they can manipulate to not pay to " Anything I tell this person wanting the rent payment will not matter so I must pay it and try to gain sympathy from someone else about my situation."

The utility company is not going to have any sympathy.

However, even so, it would be difficult to see a judge showing any sympathy to someone who owes almost 50K in loans from a poor old widow (have her show up in court looking like a little old aged lady).Gail

I don’t really have a lot of sympathy for most of these people.

I don't tell everyone this because I want sympathy, in fact, the opposite, This is what drives me to be my best, I want more out of life, to have purpose and work toward my dreams of being financially independent, Live life on my terms, to be able to show my kids how to be successful and overcome challenges and be somebody worth looking up to in their eyes.So if interested please let me know, even if you’re not, I would still love to network, talk with you, listen to your advice or just simply pick your brain on the subject.

I do not wish any specific individual failure as it relates to financial investments, however ( :) ) I have zero sympathy for the hogs that continued to feast, overleveraged their hands, and now are getting their jugular snipped.
