Good news is...I talked to the Dept of Reveue and found that if all the seller's proceeds are surrendered to them at closing (as a payee on the HUD) then they will provide a lien release on the subject property and just leave the remainder of the lien on the seller's other assets.

.- You can structure the policy with cash in a way that it is a paid off benefit that can be given back to the partner it covered once the need is gone or surrendered for return of premium.

I would think that what you should look into doing here is to surrender the titles to the doublewides to the state (which converts the mobile home to a real property asset) and then look at it as 9 single-family homes on 9 half-acre lots.

I see this almost as an expansion of the same home, where potentially softens the rate of return slightly but increases my stake in the whole community- I am able to manage both of these very passively without needing to surrender a cut rn - I am very early days in my realestate investment journey and am interested in building a more diverse portfolio with a stable core (these SFHs stand to be a more stable, newer centerpiece that I could experiment with more lucrative high risk STR or rehab projects in the future)- I know the quality is very high, and I think with current demands, these properties fit nicely at the top end of the market - there seems to be a number of explored options yet, for finding quality tenants willing to pay better prices Why I don't like the deal:- It is almost definitely a worse deal that SFH1, doesn't feel good to be going in that direction on my second deal. - Doesnt feel like I am getting much of a discount at all on purchase- With these homes in a site-condo arrangement, future potential for STR/upside could be nonexistent, neighbors could start to make a big fuss and I would have to handle it I feel fairly isolated so far on this journey thus far, with only my partner to bounce ideas off of - so bringing this to you all.

If a jail sentence then you get extradited if you don't surrender on your own.Here is the KICKER:  If you have a Felony record you can't own a gun, you can't hunt, you can't vote, you can't get a passport to travel out of the country, you can't get a real estate license, you might not be able to be a teacher or child care worker.

If you honestly tell a tenant >>up front<< that you're going to treat them in that manner, than scarce would be a landlord finding a tenant who is going to surrender their privacy and safety in exchange for their rental.

All of my tenants either moved after the first year or have been with me long term, so I've never had to renew a lease.My lease reads as follows:9.NOTICE OF INTENT TO SURRENDER: Any other provision of this lease to the contrary notwithstanding, at least thirty (30) days prior to the normal expiration of the term of this Lease as noted under the heading TERM OF LEASE above, Tenant shall give written notice to Landlord of Tenant’s intention to surrender the residence at the expiration of the Lease term.If said written notice is not timely given, the Tenant shall become a month-to-month tenant as defined by applicable Ohio law, and all provisions of this Lease will remain in full force and effect, unless this Lease is extended or renewed for a specific term by written agreement of Landlord and Tenant.I want one particular tenant to renew for another year (and he has already indicated that is what he wants to do).
