In all honesty, it will be difficult to collect anything from the tenant after they move out and you cannot force them to stay.

Initially I'm looking to stay under 5 units.

I told them they could stay there at no charge till the bank evicted them and made them sign a hold harmless.

I am torn between pricing rent lower with a minimum 3 night stay or just weeding out the less desirable/more work clients with higher pricing.  

As a young investor, stay organized, keep learning, and don't be afraid to ask for help.

A reliable tenant stays for many years, pays the rent on schedule, and takes good care of the property.Reliable tenants are the exception, not the norm.

That said it is possible that you need to evaluate your stays and decide if it is worth taking shorter stays or sticking to some longer stays to reduce your time commitment and maximize the revenue for time invested.

People can't afford to buy so they continue renting (and stay longer!).
