Anyone who has studied the history of financial markets knows that the Great Depression of 1931 was sent spiraling out of control due to a bank failure in Europe.

That's when you get the deadbeat tenants, then the downward spiral begins...I wouldn't 1031 exchange. 

I see it as a wave that's running in concentric circles and spiraling outward.

Financially, bills can spiral because tenants are insulated from increases in the price of electricity/water/etc.  

Unless we start making things in this country again, it's all going to continue to spiral down the toilet bowl.

It's not synonymous.The reason affordability has spiralled out of control for the average folk is our monetary policy primarily.

@Michelle ReidDuring competitive times like this in real estate, prices in large markets like the greater Boston market spiral out of control because of the formation of investment groups who are more than happy to take a 0-5% return and bet on profits being made primarily on appreciation 3-5yrs down the road.

With real estate you have the added part of capex which can compound a bad investment into a downward spiral of horribleness. 

Mold removal can get really expensive, so you want to make sure during the inspection period that costs aren't going to spiral out of control. 

I might suggest:A - 6-8%B - 8-10C - 10-15D - 15+You do need to be watchful of clustering of many distressed/criminalized MFs in an area, which happens often in urban areas as criminal activity and unemployment leads to vacancies which leads to broke landlords who can't fix their distressed units, so more people leave that area, and it just spirals down from there.
