It does take 1-2 weeks to accomplish, so does require some effort and monitoring on your part, but sounds like you are a diligent self-money manager, so should be easy for you to accomplish.

Hi All,I  heard a lot about wholesaling real estate and it’s sounds like a good way to enter real estate with a low investment.Only thing is I get very skeptical when I see gurus on YouTube pushing and selling courses for certain industries. 

While the guarantee of income sounds great, it's only a percentage of the rent, typically up to 70% and the tenant has to pay the remainder.

It sounds like some lender will allow you to get a 2nd mortgage for that $172K amount and some will not.Does anyone know of any lenders that can work with this?
