Starts with setting up plastic containment around mold infected area, negative air HEPA filters, drywall and insulation removal, literally scrubbing studs with wire brushes, and treating with chemicals.

The owner (or his kids) brushed off the termite tunnels and sprayed w/ a home termite spray, but the house was never fully treated. 

I agree with @Jeff Schechter  This map is nice but not the full picture and paints with a very broad brush.

If it's a turnkey property that already has the brushed aluminum oven, fancy new fridge, etc etc, then it's more likely that the rate buydown will be among the more solid possibilities. 

You'll brush elbows will all sorts of people who might be able to talk to you about wholesaling.  

I use mine to apply either an orange peel or a brushed texture, whichever blends in easier.
