Melissa  in my mind on the west coast house hacking four plex's as a young up and coming investor is probably one the best things one can do.. use your 4 mortgage slots for 6 units over a 4 year ramp up and get the best rates and best leverage. 

I haven't had any issues, but the one set is getting a lot of use... we are finishing a renovation and figured it would be good to have another on hand... like playing the slots and always winning.I am still waiting for the tenants to complain about one or the other using the machines too much (aka sinking to much cash into my pocket) but hasn't happened yet.

My house stays very full from families taking vacations, Home Football games, fishing tournaments and just people getting away.

I would add turnover (costs and how to mitigate), a step by step eviction process for your county so a landlord is confident enough to do it him/herself without a lawyer, accounting basics and how to maximize deductions, and I would recommend building in large time slot for Q&A

I do open house appointments but make it clear that if there are no confirmations for a slot then it will be cancelled.

They just want to help people, so they are going to give it to you for under $3K, but only to a very limited amount of people, so you better hurry and sign up now before all of the slots are gone.  

You can't miss it.Weekends are tough for me as I have family obligations, but there's a slot open on Sunday 12/9 between 10-11:30am if you want a free tour.

I also have a drop slot in my building.
