I like to build in resiliency for worse case situations, especially given the current signals - again, there's no guarantee we are or ever will head into a recession.

Even if you are approved for every line of credit, it still shows as negative because statistically it signals financial trouble.

I wouldn't sign any lease that puts the first $X of any repair on my, or requires me to pay for any repair under $X.Both of these clauses signals to me that the landlord doesn't care about the property and has no interest in keeping it up.This is a personal opinion, plenty of investors here have these clauses, I just don't like them and would never agree to them.I'd also ask how much notice they give before entering the property, do they rent to felons, what sort of background check do they perform?

Yes the highest cap rate is best since it signals the highest return but cap rates depend on the expenses that are included.
