That way you are covered and should the policy lapse you will be sent a notice by the insurer.The dogs and breed need to be listed in the policy, not all companies will cover a 'pit bull'.

This dog was insanely aggressive, and looked like it was  on steroids, when we tried to pay them ($500) to get rid of it "sorry, we got it as an investment to breed it"-- who breeds an incredibly aggressive dog..... yeah.

@Tracy Uscinski, thoroughly check previous landlord references, limit the size, number and breeds of pets, charge pet fees/deposits based on what local laws allow, and otherwise put through the normal application process.

We have had very little push back from pet owners on this .Also we have a list (provided by the insurance company) of dangerous breeds that we will not allow under any circumstances.Best of luck.

Credit rating, criminal background( check with state laws on this).Pets vs. no pets, list of dangerous breeds not allowed.....We have list of qualifications that we give to prospective tenants BEFORE they fill out an application.This way it saves everyone involved time and money,and you protect yourself by treating all interested parties with the same guidelines.
