I have a new tenant moving in, with two dogs (putbulls) I required her to obtain renters insurance for any injuries or damage caused by the pets. Should I be listed on the policy as well? And how do you verify that the policy covers injuries caused by the dogs? If there is any damage to the house caused by the dogs can I put a claim through the tenants policy? Thank you in advance for any guidance, information.
@Kenneth Burke LL is listed as an 'additional insured'. That way you are covered and should the policy lapse you will be sent a notice by the insurer.
The dogs and breed need to be listed in the policy, not all companies will cover a 'pit bull'. When I (once) rented to a tenant who had a 'pit bull' I made sure my insurance carrier was OK with the dog before I accepted the tenant.
@Kenneth Burke double check your insurance policy with your agent as well as the clients agent who is writing the renters policy. Many policies have dog exclusions.
