I don't like life estates because resolution of remaindermen issues can be complicated as other title experts on this site have revealed even their difficulty with resolution.In California, an "estate for years" (really any time period defined) would be a better choice than providing title with life estate, IMHO.

I think that they have an emergency system/teams in place to help with immediate resolutions, similar to how concierge services work.

It appears that in many cases, the landlord gets little to say in the case and the claim resolution, as the landlord is not even the counter party of the ACH transaction, but rather the payment service.- ACH push transaction appear to be relatively safe for payees (landlords), as they are hard to dispute.
