out of state is more difficult than advertised. do you already own a primary residence? 

I am days/weeks away from trying it at my personal residence.  3500 sqft but only two people using it, so not sure how good of a test it will be. 

I could be wrong but I thought I saw that Sacramento requires primary residence for the owner for STR.Do you live in Sacramento or nearby ?

I've lived in Alaska, Idaho, Utah, Arizona, and California(current residence), and analyzing deals in my "back yard" at each location usually ends with me paying out of pocket to own a rental. 

This also helps with asset protection, monthly bookkeeping and annual tax return preparation. 

Kind of hard to see why you would not want to press this button and try to pay it down/off as soon as possible, if it's your primary home.It's very unlikely you'll regret purchasing a primary residence in Boston if the market rallies, and if the market downturns.

Make sure you are prepared for that and have a contingency for that.

I haven’t done my first deal yet, but through hiring a local contractor to build my personal residence I had this idea that I don’t hear people talking about.

Joshua Tree is a bit of a tough market as there are a lot of STRs in the area.Be prepared that your first year might be a little thin as you are new and need to build up some reviews to get rolling.The interior is a bit of a toss up.
