I'm not sure if it's because I started searching and now I see a lot for Akiya related content, but with Anton's book that was released about 30 days ago, the ONLY English book about rebuilding Akiyas, I think there will be some shift in investing in these older style homes.

Some require lien releases to be signed, others didn't, but we always got them anyways, so as not to get ourselves in trouble.All of my loans had draw fees (typically $150-$250 per draw), and they all allowed me to pick the schedule of draws.

Bank won't release funds, bank doesn't release draws timely, extension need more equity, more reserves, etc.  5 years ago it might have been easier, but maybe not easy, just easier.

If you find someone to move in on March 1, then you would release the previous tenant from all responsibility at that point.Many renters like to bully landlords to get out of penalties.
