The vendors / sponsors are paying the freight for the meeting rooms, food, etc to keep the Investor Meetings Cost Effective.

Currently, the freight cost is almost normalized and maybe reach pre-covid price soon.

I can see wholesaling is a runaway freight train on BP. 

As a whole, high point continues to be a "blue collar" city,  from the big contributors of old dominion freight, thomasville buses, and the furniture market. 

However,  in the last year we generally end up at Sears Outlet, now called American Freight, because of wait times/supply chain issues.  

Those people must smoke like a freight train.

Your whole generation redefines the term fake it till you make it apparently. 

Using a static financial calculation to determine what deals are worthwhile and which ones are not is invaluable practice...it's an acquired skill and you will figure it out, but its not an end-all.Your current option may be limited to reducing your ROI, redefining what you are investing in and why...and/or possibly exploring markets with lower price points...and as always, making efforts to source your own deals.
