As an owner you're allowed to manage your own properties.  

I’m inclined to hire a property management company, but still considering all options.Problem is - the property is UNIQUE.

Then you can self-manage and learn all about tenants, contractors, etc. 

We manage them ourselves in VRBO and Airbnb.

I always remind myself that it isn't personal and that I chose to sign up for exactly this kind of work (managing difficult tenants).

It makes lead management way more efficient since they get to focus on people who actually want to do business. 

Right now you have $1,000 in cash flow that can be used to fund other projects (seed money), pay you in profit to supplement your lifestyle, or fill in any gaps for underperforming properties.  

@Anthony Zotto - By the way you ask the question I assume you're going to self manage the property instead of using a property manager.

I am also willing to work for a more experienced investor or property management company in any capacity, be that market research, deal sourcing, property management assistance, rental optimization, or anything else needed.

Just make sure the management part is taken care of.
