Plus, we didn't budget for furnishing the personal care home, or the the cost of appliances and air and heating. 

If it were mine I would replace the roof, including any roof decking underneath the shingles that need to be replaced, and look into the cost of doing a ridge vent at the top.As far as the air conditioning system , you might be replacing a well built heavy duty unit with something that has a much shorter service life and instead of using freon it uses some incredibly expensive chemical .

I’m active duty Air Force and I have three VA loans now.When I started, I didn’t know where to start, so I went with the big companies, USAA, Navy Federal, and Veterans United.If you don’t have an agent, I know USAA and Veterans United have agents they are connected to and can refer them to you.

The house we purchased was an Air BnB previously, had many upgrades to it, and is in really good shape. 

I did 1031s, paid no tax and bought newer, nicer, more up to date properties with central air, garages and built since the turn of the century, and I don't mean 1900. 

If you can get the price to where it makes sense to make these repairs, csh flow, and add value, then you consider doing the deal.There is no way the units are getting enough air with one unit.
