We saw this area just increase in value from a 20K house to a 100K house JUST from the OZ zoning. 

Regardless of combining OZ with this new bill, I think its very lucrative for investors to start snagging properties with intention to build a DADU rental.

Also you can’t just simply buy cash flowing RE in an OZ.

Then if you are doing a big volume or decide you have a large sphere of influence you can tap for clients, maybe it makes sense. 

I guess it could still make sense for a tax savvy investor that can get comfortable navigating the OZ rules themselves.

OZ is more or less geared for new development and business.

I've looked around at some of the lists of OZ funds but many of them require that I be an Accredited Investor.

I've been pitching 50/50 equity splits to people in my sphere and showing them all of my previous project financials and just haven't gotten anywhere yet.
