I don't have a set number of units, but I'd like to be the first investor in the Boston area who owns a carbon neutral building with 30+ units.After I can contribute that level of income, I plan on getting my masters in teaching and teach math at the high school level.

you can try going to a nearby pet store and asking them for enzymatic spray; these sprays usually neutralize cat and dog urine smells.

One of my first tenants, even though it was clearly in the lease that repairs or changes are not allowed without written permission from me, put down those old tacky peel and stick kitchen tiles in a bright blue over my brand new neutral flooring, changed out the dining room light fixture, and painted the house in horrible dark colors.

Vague language can nullify the clause if it establishes no guidelines to follow.If you are going to sign a clause you need to make sure it is written in your favor or as neutral as possible. www.adr.org is the american arbitration association website which can walk you through the proper steps to setting up the clause and finding a neutral arbitrator(soooooo important!)

If the house has neutral cashflow but you are able to live free, its not to bad of a deal and will give you experience.
