Have you narrowed in on a property yet?

My goal is to find a property that rents well and offers decent appreciation.I've narrowed my search to the following Sacramento area neighborhoods: Citrus Heights, Carmichael, Fair Oaks, Orangevale, and Roseville.

Narrowness.

You will need to narrow it down a bit before anyone can give you any solid advice. 

I like the B and C class rentals in Denver metro for that reason because there is a larger tenant base that can qualify and still cover the mortgage through job loss, divorce, recessions, etc. 

Investors do need to go in front of a board before issuance, my professional opinion is that the window to obtain a permit within the city is narrowing rapidly..Lincoln City OR - Multiple jurisdictions depending on property location but if you know where to look there are specific STR communities and zoning that allow STR usages. 

Try to narrow down your options to the top 3-4.

Thin/narrow tiles tend to be harder the get level in the shorter dimension.

Without having to chase leads, without having to "narrow down" on leads, without being yelled at.
