While a western WA deal might not meet some Midwest cf metric like 1%, it will be above the market cap rate or below FMV of comparibles and give you options. 

To be more specific about the unique investment options we make available like buying homes with 5% down, or possibly 0% down, buying homes with up to 10% cash back, 10% immediate equity on new construction, rates in the low 4s, etc.

Deal with it.Correct me where I'm wrong but Novations can be executed by either a Power of Attorney being given to the investor or by an investor just doing the paperwork, both being done after they secure their interest with an option contract (unless there's some other creative thing I haven't heard about yet).

As long as comps don't reflect those highly upgraded sidings most investors would go with the cheaper option if the purpose is to maximize benefits on the refinance. 16k for siding sounds high if it's a 1000-1500 sqft home

We overthink real estate...Just find a place that people with options want to live. 

Your best/safest bet would be a regular lease combined with an option to purchase.
