What's the location, purchase price, expected Reno cost, ARV, etc.?  

I always remind myself that it isn't personal and that I chose to sign up for exactly this kind of work (managing difficult tenants).

I am also willing to work for a more experienced investor or property management company in any capacity, be that market research, deal sourcing, property management assistance, rental optimization, or anything else needed.

I am invested in a small multi family in TX and the management was not able to fill the property and do repairs and the income has dwindled badly.

I have an excellent agent partner who is an MTR manager there with 24 units.
