I personally recommend checking Columbus OH - lots of job growth, population growth, and major companies moving and developing here.

The Contractor is wrongly blamed for job over-runs when it is usually the clients fault.

This is not as passive as other investing but it will help launch your portfolio so that you can continue to invest without needing to work additional jobs.

Also, focus on 2 years of job/income stability.Class D Properties:Cashflow vs Appreciation: Typically, all cashflow with little, maybe even negative, relative rent & value appreciationVacancy Est: 20%+ should be used to cover nonpayment, evictions & damages.Tenant Pool: majority will have FICO scores under 560 (almost 30% probability of default), little to no good tradelines, lots of collections & chargeoffs, recent evictions.

My ultimate goal is to become successful with my real estate investments so I don’t have to rely so much on my job and be able to spend more time at home with my soon to be wife and future children.

I am currently 21 years old and was recently hired with my dream job in Sarasota County (I saw that Sarasota wasn’t an option so I picked the closest.)

They have great people, communicate well, and seem to do a good job on rehabs.  

This year’s most popular areas are known for being fast-growing cities with plenty of new development, with healthy job growth in Florida and Texas in particular.

You've done a great job with keeping your debt low so I have no concerns about your level of discipline to use/reuse a line of credit.All the best!
