As mentioned also some HML offer some refi products, it will be higher fees, perhaps shorter terms For example my company does a 3 year i/o buy and hold loan no seasoning, no dti, no income check etc.

And with shorter term io loans after you account for the cost of a refi every so often (assuming your keeping property not selling) you actually may be cash flowing less.

The acquisition cost, rehab cost, loan cost (private money guy, he'll probably want a monthly IO payment at minimum for those 2-3 months)... along with the ARV and what you could realistically get in cash-out proceeds with a refi once the project is done.
