I have been investing here for more than a decade and we continue to buy (especially now with a little bit of an interest rate induced summer lull, but it's all relative, we only have 1 months inventory and 103% list to sale price ratio). 

Entering into a contract you are unable to fullfill the terms of may be fraud by inducement.

At the end of the day I do a lot of talking, and there are plenty of talkers running around with their verbal shtick.Considering the headache inducing amounts of real estate info out there, I'm almost reaching a point where I want to just focus on working jobs and finding better jobs just to clear my damn head!!

zEstimate is truly volatility-inducing feature introduced by Zillow, but this is good marketing to give 'euphoria' to buyers and seller, I still use it day and night to give quick glance whether an asset is relatively cheap or expensive before even placing a bid LOLThru zEstimate I would now if a flip home would be good to buy to consider or it's relatively more expensive than the neighbour.

Perhaps you pay for all materials yourself, but pay 10% down payment as inducement to start the project in terms of labor only.
