Hey All - As my fix & flip company has grown in the last two years, we are beginning to bring our own construction in house.

It's like the 70% rule, you can use it to narrow down 100 deals to 30 deals to dive deeper, but you need to know estimates per house..

My only tip is to stay on top of the market rents in your area.

I am in Tampa Florida so the investment market is huge here for both as well. 

I also wouldn't touch hilltop with a 10' pole. struggled. old homes, over budget renovations, lots of issues. realtors push people here since it's the only place cheap houses close to downtown can be good but homes are 1900-1920.

A friend of mine bought some houses from them that he thought were occupied and running smoothly because rent checks always came through on time.

It requires no money upfront, so you will join thousands of others trying to do the same in your market.

How does he know what we are doing the house?

Not sure if I'm doing something wrong but the map here used to shaded in terms of the filter selected (i.e. RTP, Unemployment, etc). Did that stop or is not working for me?
