You could also apply for a HELOC on your home to use the equity for whatever but obviously you have to make monthly payments so ideally you'd want to make sure the cash flow from a RE investment is higher than your loan payment.Another piece of unsolicited advice....

If you're able to find the deals, someone will always be willing to partner with you and give you a piece of the pie. 

If she means October's rent, then you will prorate it for the number of days she's there, but she must pay up front.She was given instructions on what to do when it was only restricted to one small piece of furniture and when there was no evidence of it anywhere but on those two pieces of furniture and I'm guessing she didn't do anything AND she kept the furniture with the mold on it allowing it to spread.

The appreciation may not be as strong as in the hottest areas but they do make for great buy and hold rentals.
