and you self profess to being new.. lets see how you like it in 5 years of landlording :)and in Texas Tax's and foundation issues along with hail storms and wind storms will eat into your cash flow regardless of what the market is doing.

My tough market was Texas.. can't wait to be done there.. between tax's foundations hail etc etc .. we just did not have a good experience at all there..

I know when the roofs going to be needed just hoping for a hail storm... it's the OMG stuff that hurts.Percentage of monthly rents go into reserve just like a water bill or electric bill.

I've been looking at condos in Haile or maybe a SFR in Jonesville.

He also informed me that my landlord insurance policy was a "major peril" policy and only covered for 8 major items (fire, smoke, hail, etc., etc.).  

This morning I threw a hail mary and it went for a touchdown!

Example: Entire Roof Replacements are covered for wind/hail & storm damage.

And insurance is high because of wind and hail coverage

And at that point, I don't advice, I just say, give me your best $$$ and we hail mary it.
